Understand the question before changing the rate. Our Smart Pricing Companion, Dynamic Pricing Simulator and Revenue Calculator connect your property inputs with current market context from Mashvisor, PriceLabs and AirDNA.
A nightly rate is what you charge for one night. Occupancy is the share of offered nights that are booked. Gross room revenue is the nightly rate multiplied by sold nights, before the costs of running the stay. Our pricing tools help you compare these assumptions; your separate cost records show what remains after expenses.
| Your step | What to do |
|---|---|
| Review the current rate | Our Smart Pricing Companion compares suggested and current rates for dates in the documented workflow. Add the property details, base price and minimum stay, then inspect the comparison. |
| Explore a different approach | Our Dynamic Pricing Simulator uses address, base/weekday/weekend rates, seasonal adjustments and confirmed event inputs to explore monthly and annual scenarios. |
| Follow the money assumptions | Our Revenue Calculator uses supported property and nightly-rate inputs. What If Scenario lets you compare occupancy, rate and average stay length; save the scenarios you want to revisit. |
| Choose deliberately | Check comparable-property fit, source dates, demand context and your own costs. You approve the choice and apply rates in the system controlling the listing. |
Illustrative arithmetic, not a forecast: 18 sold nights at $200 produce $3,600 in gross room revenue. The same 18 nights at $220 produce $3,960. The $360 difference explains the rate assumption; it does not establish that guests will book at the higher price. Review available Mashvisor, PriceLabs and AirDNA context for the actual market and dates.
The simulator shows more revenue at a higher rate. Is that a guaranteed result?
No. Check the demand, occupancy and cost assumptions. A scenario shows what its inputs imply. It helps you ask better questions before choosing a real offer.

Compare the recommendation with your costs, property strengths and goals before acting. The website does not promise automatic rate changes on Airbnb, Vrbo or other booking channels.
Illustrative 30-night month: $200 × 30 nights × 50% occupancy = $3,000 gross revenue. At $180 and 60% occupancy, the result is $3,240 gross. Those are supplied assumptions, not a forecast that a lower rate will create demand. Neither figure deducts expenses, tax or financing.
