Your Holiday Head Start: A 60-Day Vacation Rental Marketing Plan

Illustrative November1–December30,2026 plan names property facts, AI Listing Optimization, dynamic pricing, Content Calendar, results and adjustment.

You write “do holiday marketing” on the list. It sits there beside “check spare keys” and “find the matching cushion cover,” looking equally urgent and considerably less specific.

A useful vacation rental marketing plan turns that large task into visible pieces of work. You finish a property fact sheet, a checked listing paragraph, a set of captions or a saved pricing scenario. Something exists when the session ends besides a deeper relationship with the to-do list.

As hosts ourselves, we built STR ToolBox around those connected jobs. This illustrative 60-day holiday marketing plan runs November 1 through December 30, 2026. It uses two focused work sessions each week, with a shorter final week. Adapt the workload to your property and market; it is a preparation framework, not a promised completion time or booking result.

Use six connected jobs, not six disconnected subscriptions

The plan moves through property facts, AI Listing Optimization, pricing review, Content Calendar campaigns, results and adjustment. ToolBox Jack, our STR AI assistant, helps with AI-written captions and explanations you review. Saved media and templates reduce repeated preparation between sessions.

Keep one working record for the property: audience, actual amenities and capacity, available dates supplied by the host, booking destination, pricing assumptions, current media and the next review. The Content Calendar organizes marketing; it is not proof of live reservation availability.

Before adding another paid service, compare the actual features and allowances in your selected ToolBox plan with your existing writing, design, scheduling and research subscriptions. Consolidate genuine overlap. The goal is a manageable STR Tech Stack, not a ceremonial replacement of every tool you already understand.

November 1–7: create the baseline

Session A — property audit. Confirm the guest audience, sleeping arrangements, dining seats, relevant amenities, seasonal limitations and the dates you genuinely want to promote. Organize current property photographs. Produce one checked fact sheet and a short list of missing images or information.

Session B — dynamic pricing scenarios. Our pricing and revenue resources bring actual current STR market data and technology from Mashvisor, PriceLabs and AirDNA into the workflow. Review the source date, market, comparable-property fit and plan access. Use the Revenue Calculator or Dynamic Pricing Simulator for a labeled baseline and one alternative. Save the assumptions; a forecast is not earned revenue.

November 8–14: turn facts into checked listing copy and first promotions

Session A — AI Listing Optimization. Supply the existing listing, guest audience and fact sheet. Review alternative title wording and a clearer opening. Match captions to real photographs and update the booking-platform listing yourself after checking the draft. Produce an approved description and photo-caption set.

Session B — first campaign. Ask Jack for three distinct AI-written captions using actual dates and amenities. Choose a useful mix: one property benefit, one checked destination detail and one appropriate availability message. Adapt templates, add the correct booking link and plan supported publishing in the Content Calendar. If Thanksgiving dates are already booked, give the campaign a different relevant purpose.

Airbnb’s listing-improvement guidance supports keeping photographs, amenities and descriptions current. A fresh caption should not be the first person to hear that the patio furniture was put away.

November 15–21: prepare the next reason to travel

Session A — destination check. Verify the actual dates, opening hours and relevance of one local attraction or event from its original source. Decide whether the property fits that trip. Produce a checked destination note with source and review date; do not invent a snow forecast or claim every market has holiday peak demand.

Session B — December creative. Use that note and the property facts to prepare a distinct December campaign. Ask Jack to develop two angles for the guest audience you choose. Select current media and review the campaign preparation workflow. If considering paid Meta advertising, choose the authorized account and a deliberate separate ad budget. Drafting an ad does not authorize spending.

November 22–28: keep holiday-week information accurate

Thanksgiving is Thursday, November 26, 2026. During this week, check that planned promotions still match availability and that any property information you share remains accurate. The federal holiday calendar also lists Christmas on Friday, December 25, this year.

Session A — scheduled-content review. Check links, dates, photographs and statements about amenities before the next posts go out. Correct outdated promotions. Produce a reviewed queue, not another stack of almost-finished captions.

Session B — December preparation. Complete the next campaign’s media and wording. If Jack helps draft a practical guest-information note, the host still checks and sends it through the appropriate system. ToolBox does not operate guest services or automatically answer arrival questions. The spare-key hunt retains its own management structure.

November 29–December 5: learn from the work you actually published

Session A — results note. Record the available impressions, engagement and clicks for the campaigns you can inspect. Use consistent periods. Include bookings only where attribution is genuinely established; a busy week and a popular post are not proof of causation.

Session B — one controlled change. Give Jack the actual reported figures and copy. Ask for a plain-language explanation and one testable adjustment. Change the headline, image or audience angle deliberately rather than changing everything and hoping the winning factor leaves a forwarding address.

December 6–12: review unsold dates and the next guest purpose

Session A — pricing recheck. Review the relevant current market context and your booking pace for the unsold period. PriceLabs’ pacing guidance explains why timing and a suitable comparison period matter. Do not assume every separate provider analytics feature is included in ToolBox. Save a revised scenario only if the assumptions justify it.

Session B — practical promotion. Connect the chosen offer to one real reason to stay: verified workspace for a midweek visit, confirmed dining capacity or another actual property benefit. Review AI-written wording, choose supporting media and schedule the finished promotion through supported connections.

December 13–19: make the final pre-holiday review useful

Session A — guest’s-eye listing check. Look at the listing and booking path on a phone. Check the main photo, sleeping information, seasonal amenities and booking destination. Produce a specific correction list and complete the changes you can verify.

Session B — prepared coverage. Review the upcoming marketing queue so it does not depend on inspiration arriving between holiday jobs. Avoid presenting a new amenity, decoration or service as included unless it will actually be provided.

December 20–26: keep claims and content aligned

Session A — current-offer check. Confirm that any remaining availability promotion is still relevant. Honor existing reservations and use prospective pricing decisions only for appropriate unsold dates.

Session B — next-period drafts. Prepare one accurate message for the next suitable travel period. Give it its own audience and purpose. A Christmas caption does not become a January strategy merely because the tree emoji has been politely escorted out.

December 27–30: close the 60 days with a clear next action

Final review. Save the approved media, useful prompt inputs, scenario assumptions and reported campaign results. Write down what you will keep, what you will change and which fact needs fresh research. Prepare any relevant New Year’s communication as a next step; December 31 is outside this plan’s sixty-day window.

Our STR Flywheel remains Property → Promotion → Pricing → Jack → Learn. This work plan gives the cycle tangible outputs while keeping you in control. It does not guarantee demand, revenue or automatic listing/rate changes.

Start with one property fact sheet and one work session. Check current STR ToolBox availability; the public page presently shows a waitlist. Use the tools actually available to your account, and keep the record ready for the next campaign.

A plan earns its place when it helps you finish useful work. Your to-do list may still have the cushion cover on it, but marketing can finally stop being one enormous mystery item.
